JOB SUMMARY:
Under the policy and administrative direction of the Director of Maintenance, the Maintenance Manager is responsible for day-to-day recurring maintenance, non-recurring maintenance, and long-range programs for maintenance of all GFIAA Facilities and Buildings. Provides direct supervision to supervisors assigned to the Facilities Department.
Establishes work standards and priorities. Ensures adherence and compliance to Core Process (i.e., Standard Operating Procedures) policies and regulations. Implements, through direct reports, workplace improvements for better utilization and productivity of personnel. Assists with the formulation of policies and programs promoting the safety of personnel and ensures departmental compliance with such programs. Provides and/or recommends appropriate resources (equipment, supplies, tools, and personnel) to efficiently accomplish departmental and Authority goals. Coordinates work activities and projects with other Authority departments, outside agencies, airlines, contractors, and other tenants, ensuring continuous operational capability of all Airport Authority facilities. Assess training requirements for facilities maintenance staff and ensure the staff receive proper and necessary training in the operation of a variety of vehicles and power equipment, including FAA Part 139, safety and security procedures and protocols.

- Supervises, assigns, and directs the work activities of all facilities maintenance supervisors and staff and related contractors. Assists in the recruiting, screening, interviewing, selecting, and training of new hires. Monitors staff performance and effectively recommends the resolution of employee relations problems.
- Assists the Director in the formulation of and administers the annual capital and operational budgets. Secures price quotes and prepares bid specifications for equipment and capital projects.
- May interact with airport tenants regarding building concerns or projects and handles complaints and requests from occupants and the public.
- Coordinates with the Project Facilities Manager on projects to ensure that facilities work is completed.
- General oversight of electrical maintenance and repairs to buildings and equipment by the Airport, contractors, or tenants, to ensure compliance with all local, state, and federal codes.
- Oversees maintenance and repair of specialized airport systems and equipment, including access control, radio, fire alarm, emergency generators, ground power units, preconditioned air units, passenger boarding bridges, elevators and escalators, and all HVAC equipment. Our services include landscaping, irrigation, and plant scapes.
- General oversight for the care and maintenance of the building, heating, and air conditioning systems throughout the airport campus.
- Schedules and oversees the interior and exterior painting tasks, carpentry assignments, and other general maintenance repairs.
- Coordinates with the Airfield Manager on joint projects utilizing the staff and skills of both departments.
- Performs safety checks to ensure ongoing compliance with OSHA regulations and Authority policies and procedures.
- Develops and maintains a preventative maintenance program for all mechanical, electrical, and overall building envelope.
- Performs other special assignments as directed and acts on behalf of the Director of Maintenance when designated.
- Performs routine inspections of airport facilities and schedules appropriate maintenance and repairs to ensure that facilities are safe and highly presentable to the public.
- Develops and/or coordinates training programs for Authority staff and tenants for proper and safe operation of specialized equipment.
- May organize and assist with the supervision of snow removal.
- Manages and evaluates productivity by analyzing work order data.
- May assist with managing capital improvement projects and creation of five-year capital improvement program for GFIAA buildings.
